04

Approval & Beyond

We handle all city comments, revisions, and resubmissions, then coordinate inspections so you can build with confidence.

Stage 1 — Free Consultation & Feasibility

It starts with a conversation. Tell us your address, your intended use, and your scope, and we'll assess zoning permissions, identify which permits apply, flag change-of-use triggers, and give you a fixed quote — usually within 24 hours. If we spot a problem with a lease you haven't signed yet, this call can save you six figures.

Stage 2 — Site Measure & Documentation

We visit your space and measure it properly. Existing conditions get documented — structure, mechanical systems, exits, washrooms — because permit drawings built on wrong base plans generate examiner comments and construction surprises. This is where our field experience shows: we see what a CAD technician doesn't.

Stage 3 — Drawings & Submission

Our BCIN-certified team produces the complete package — architectural, structural, mechanical, electrical — coordinated so every discipline tells the same story. We prepare the application, handle the municipal forms, and submit on your behalf, then confirm the application is complete and in the review queue.

Stage 4 — Review Management Through Approval

When examiner comments come (and on complex projects they do), we respond point by point — revising where warranted, and pushing back with code justifications where the comment is wrong. Once your permit is issued, we support the construction phase and coordinate inspections through to final sign-off.
