A change of use is one of the most misunderstood permits in Ontario — and one of the most expensive to get wrong. Do I need a change of use permit if I'm not doing construction?

Possibly yes — in Ontario, a change of use permit can be required even with no construction, if the new use has more demanding code requirements than the old one. This surprises a lot of tenants.

How do I know before leasing whether a unit will work?

Send us the listing and your intended use. We run a zoning and code feasibility review so you know the approximate upgrade scope before you sign — it's the cheapest insurance in commercial real estate.
