Real numbers, what drives them up or down, and how to budget for drawings, municipal fees, and the costs nobody mentions until later.
Nobody publishes real pricing in this industry, which leaves owners and tenants budgeting blind. Here is our honest attempt to fix that, with the same ranges we quote from every day. For an instant estimate on your specific project, use the cost calculator.
For a typical GTA commercial project, a complete permit drawing package generally runs in the low thousands for a simple office or retail fit-up, and climbs with plumbing intensity, structural work, and mechanical complexity. Per square foot, most projects land somewhere between roughly $1.50 and $4.50 for the full multi-discipline set, with restaurants at the top of that range because of kitchen exhaust, grease interceptors, and washroom requirements, and simple warehouse work near the bottom.
Permit fees are set by each municipality and typically calculated on floor area or construction value. They are separate from drawing costs and payable to the city. We include the expected fee in every quote so the total is visible upfront.
The most expensive line item on most projects never appears on an invoice. It is the months of rent, financing, and lost revenue while an incomplete application circulates. Cheap drawings that generate three revision cycles cost far more than good drawings that clear review once. That math is the entire reason this firm exists.
